Why You Gotta Sign That Buyer Agreement Before Touring Homes (I Promise—It’s a Good Thing!)

Let’s talk about something that always comes up when someone’s ready to start house hunting: the buyer representation agreement.

I know, I know—it sounds super official and maybe even a little intimidating. You’re probably thinking, “Wait… I have to sign a contract just to look at homes?” Totally valid question. So let me explain what it is, why it’s required, and why it’s actually a really GOOD thing for you.


So What Is It?

Basically, it’s a document that says, “Hey Josie, I want you to be my real estate agent,” and it gives me permission to represent you and look out for your best interests. It’s how we officially define the relationship so I can fully go to bat for you.

It also spells out what I’ll do for you—things like helping you find the right home, negotiating on your behalf, protecting your private info, and walking you through every step of the process.


But Why Do I Have to Sign It Before We Look at Homes?

I get this question a lot, and here’s the deal:
In Texas, I legally can’t show you homes without this agreement signed first. The Texas Real Estate Commission requires it, and it’s really about protecting both of us.

Here’s why it matters:

  1. You Get Representation
    Without it, I’m just a facilitator—not your advocate. Once it’s signed, I can advise you, point out red flags, run numbers, negotiate like crazy, and make sure you’re getting the best deal possible.

  2. It’s All About Loyalty & Trust
    I’m loyal to my clients, and this agreement makes it official. You deserve someone in your corner who’s committed to YOUR goals—not just opening doors and hoping for the best.

  3. It’s a Legal Thing
    Texas doesn’t play when it comes to consumer protection. The state wants to make sure you know who’s representing you and what you can expect—so this agreement helps keep everything clear and fair.


And Nope—It Doesn’t Cost You Anything Up Front

That’s another big question I get. This agreement does not mean you owe me money right away. In most cases, my commission is paid by the seller when we close on your home.
